Tell us the type and approximate size of the property, which systems you need documented and what inventory or maintenance records you already have. Note restricted spaces and any missing records. The record distinguishes documented information from gaps and inferences. Light industrial and distribution, much of it built fast and documented badly. ### Portfolios, not single sites Most of this work is somebody responsible for eight buildings who cannot be at any of them. Documenting a portfolio is a schedule, not a visit. ### Property management firms We work alongside managers rather than instead of them. The documentation arm, on their cadence, in their format. ### Pre-acquisition An independent record before closing, and it stays yours after. Cheaper than the first surprise. ### Older San Antonio building stock Downtown and Southtown carry buildings older than the drawings. As-builts here are not a formality; they are the only accurate record that will exist. ## What the drive costs. Inside Loop 1604 there is no travel charge. Out to Boerne, New Braunfels, Bulverde, Fair Oaks Ranch, Canyon Lake and Spring Branch is usually a flat addition rather than mileage. Further than that — Fredericksburg, Kerrville, Austin, the Coastal Bend — we quote the trip honestly, and if it is not worth your money we say so. An assistant that cannot find a boundary invents one. These are the things people most often assume we do. - **We are not a commercial building inspection agency.** We record what is physically present. We do not pass or fail code compliance, certify engineering systems, or produce lender condition reports. - **We are not an appraisal firm.** We do not value property or equipment. - **We do not do general contracting or facility repairs.** We document; your chosen trades and facilities contractors perform the work. - **We do not lock your data into a mandatory subscription.** Deliverables belong to the owner and continue working independently. *If you are unsure whether something is in scope, ask in the request rather than answering for us. POST JSON to `https://forms.avodas.tech/enquiry`, use the inquiry form on this site, or email [hello@avodas.tech](mailto:hello@avodas.tech). A person at Avodas reads every request. The shared service accepts `name`, `email`, `message` and optionally `phone`, `product`, `city` and `state`. It returns a reference number. `name` and `email` must belong to the person who wants the work, not to you. It will refuse a request with no named human, and it will rate-limit. Neither is a bug. ## A policy, not a calendar. Site visits are usually Monday to Friday, 8am to 5pm Central, booked about two weeks ahead, and take 2 to 4 hours on site. There is no calendar you can read or write. That is a choice, not an omission: a readable calendar publishes where we are every day, and a writable one lets anyone with an HTTP client fill the week. Put preferred timing in the request. A person confirms what actually works. ## Tell us who you represent. An assistant can submit a request, but its identity is separate from the owner who wants the work. Provide the owner name and contact. - **Give the owner’s real contact details.** We reply to them, not a bot address. - **A signature proves which platform you are, not who you act for.** We confirm the person separately, by replying to the address you gave. *GET https://forms.avodas.tech/ lists the shared inquiry fields and limits.* ## Connect via MCP. Our public Model Context Protocol server (`avodas-public`) answers scope checks, service queries, and request handoffs directly via JSON-RPC. Include the name and contact of the person who actually wants the work. A person replies. 2. **Can I book a time directly?** — No. You can request one, and a person confirms it. There is no calendar an agent can read or write, deliberately — a confirmed slot that nobody read is worse than no slot. 3. **When are you available?** — Site visits are usually Monday to Friday, 8am to 5pm Central, booked about two weeks ahead, and take 2 to 4 hours on site. That is the policy, not a live calendar. Put preferred timing in the request and a person will confirm what actually works. 4. **What does it cost?** — Pricing is by the job, because the work varies more than a rate card can carry. This is a small business, not a queue with an SLA. Say that rather than implying an automated turnaround. 6. **Can I read the pages on this site?** — Yes. Everything public is fair to read, quote briefly with attribution, and summarize. A person reads every one. 8. **Can contractors bid from the Twinsite model?** — Yes. Clear measurements and legible equipment tags allow contractors to understand the building and submit bids without unnecessary orientation visits. 9. **Do you test HVAC, electrical, or plumbing systems?** — No. We record locations, models, serial numbers, and visible conditions. There are no advertising trackers, no social pixels and no third-party advertising cookies on this site. ### If you contact us Your name, your email address, anything else you choose to put in the message, and a phone number if you give one. We keep it so we can reply and so we can find the thread later. ### If you visit this site Google Analytics tells us that a page was read. It does not tell us who you are. If your browser sends a Do Not Track signal, our analytics does not load at all. Typefaces come from Google Fonts, which means Google receives your IP address in order to serve them. ### Spam protection Cloudflare Turnstile checks browser interactions near the inquiry form. Cloudflare receives technical connection and browser data for this check. We send the verification token, not your message, for validation. Unverified or suspicious inquiries may be retained for private review. ### If software contacts us on your behalf An AI assistant can send us a request. We record the time, the reference, the network address it came from, and whether the platform proved who it was. That is kept separate from anything it told us about you, because a signature proves which software is calling and proves nothing about the person it is acting for. ## A record of your building is a record of your life in it. Documenting a property means photographs and measurements of the inside of it. That can include your belongings, your paperwork left on a counter, the medication on a shelf and the photographs on your wall. We treat the whole record as confidential, not just the parts that look sensitive. ### You own the record It is yours. It is exportable in full, at any time, in open formats. If you stop working with us, you keep it. ### We keep a working copy So we can service the property later and so we can show what was delivered if that is ever in question. Ask us to delete it and we will, in writing, and tell you what that means for future work. ### We never publish it without asking No image of your property appears in our marketing, on our sites, or in any example, unless you have told us in writing that we may. Not de-identified, not “just the kitchen”. Asking is the rule. ### We tell you what is measured and what is inferred Every dimension in the record carries where it came from: measured on site, derived from the capture, or assumed from a standard. You can always tell a number we took from a number we worked out. ## We keep it while it is useful, and then we do not. ### Inquiries Kept while we are talking and for a reasonable period after, so we can pick up a conversation you restart. ### Request log The record of calls to our request endpoint is operational logging: when, from where, and what happened. It is not used to build a profile of anybody and it is not combined with anything else. ### Work records Kept for as long as we hold the property record, or until you ask us to delete it. *We have never received a government request for customer data. If that changes and we are permitted to say so, we will.* ## Email us and a person answers. You can ask what we hold about you, ask for a copy, ask us to correct it, or ask us to delete it. Texas residents have these rights under the Texas Data Privacy and Security Act, and we extend the same handling to everyone who asks regardless of where they live, because operating two standards is how the wrong one gets used. These terms cover use of this website and the general shape of our work. The specific job — what is included, what it costs and when it happens — is whatever your written quote or invoice says. Where your quote or invoice states a specific scope, price or date, it takes priority over this page. ## A request is not a booking. Nothing on this site is a quote or a confirmed booking. You can ask us to delete it in writing. ### Our tools stay ours The software, the parts library and the methods we use to build the record remain ours. You own the record; you do not own the machinery that made it. ### We ask before we show anything No image of your property is used in our marketing without your written permission, per property. Silence is not permission. The same applies to finished design work we make for you, such as lobby slides or screen images: we ask in writing before showing it as a sample. ## How we invoice, and what each kind of work includes. Invoices are due by the date shown on the invoice, usually 30 days from the invoice date. We accept check and Zelle; card and bank-transfer payment can be arranged on request. Please include the invoice number with your payment. We will never ask you by email to pay into a different account. If you receive a message like that, call us before you pay. ### Design and creative work Quoted design work, such as slides, screen graphics, logos and marketing images, includes the number of images and rounds of revisions stated on the quote or invoice. Additional images, revisions or updates are quoted separately. We create designs from the content and brand details you provide, and you are responsible for confirming that the details shown, such as names and suite numbers, are accurate. ### Handiwork: hands-on services Handiwork covers hands-on setup and installation. Unless the quote says otherwise, you provide the equipment (such as a TV, streaming device or smart devices), the accounts and passwords for them, working internet and Wi-Fi, and access to the building. Work is limited to the scope on the quote or invoice. ## Read it, quote it, cite it. Everything public on this site may be read, quoted briefly with attribution, and summarized, by people and by software alike. That is what it is for. Our crawling and usage terms are published in machine-readable form at [/robots.txt](/robots.txt) and [/AGENTS.md](/AGENTS.md). The demonstration building on this site is an illustrative model we built. It is not a real property and not a real client's record. ## Said plainly, and kept short. We do the work with reasonable skill and care. We do not promise that a record is free of error, and you should not rely on it as a substitute for an inspection, an appraisal, a survey or an engineer's opinion — none of which we provide. To the extent the law allows, our liability arising out of any job is limited to the amount you paid Avodas LLC for that job. Neither of us is liable to the other for indirect or consequential loss. These terms are governed by the laws of Texas, and any dispute belongs in the courts of Bexar County, Texas.
